I would think that you believe your house is haunted and you have discussed it with people outside your home, you would be morally obligated to disclose it if you sell your house. I know if *I* bought a house and nothing was disclosed only to find out that the previous owners believed it was haunted and had discussed it with others...I wouldn't be happy. If they could prove you knew about the ghost and didn't say anything, I would think they could maybe come back on you???
I don't know but I would think so. Personally, I couldn't hold that kind of information back (would feel deceitful).
In any case, I'm glad it's a friendly spirit. I would perhaps leave the cigar box where it is, maybe place a note with "do you need something?" on it. I haven't dealt with trying to contact spirits.
Can you get a spiritual medium to your house? Do it as a "sesance" (or whatever it's called). You aren't asking them to come to check on your house ghost but to talk to spirits in general. My mom had a sesance party when I was a kid and found out some interesting things about the people who owned our house previously (that we proved to be true after we researched...creepy). Perhaps the old man will tell her/him something?
