| Home Warranty Coverage
I'm hoping someone will be able to inform me of a reliable Home Warranty company. I had Liberty Home Protection a couple of years ago and they were great! I was going to sign with them again, but I found a site where people had weighed in on most of the companies, and it seems Liberty Home is not what it used to be. For the year that I did have them, they completely replaced my heating system, put a new water pump on the washing machine, fixed the A/C, and the fridge. All I had to pay was $50 for each problem, plus the $459 cost of the policy. I read just about all the comments on the site, and there seemed to be a problem with every company. My A/C and water heater are getting old and I would feel much better if I had a policy that would cover any problems. If either one was to completely break down, I would not have the money to have them replaced. It would mean such a great deal to me if I could find some answers here. You guys are the best! Thank You, Kim. AHS was the one that I had decided to go with. My water heater was already leaking(from the top) a little bit. I put epoxy putty around the joint and that stopped the leaking. I was hoping to get the warranty coverage so that the water heater could be replaced after 30 days when the policy would go into effect. I was driving myself crazy trying to figure out which company to go with. I was worried about the warranty companies wanting to see maintanance records. I finally asked my husband what I should do and he said to "call the plumber". I did, and the unit could have been repaired rather cheaply, but it was going on 17 years, so I just had it replaced. I may still go with AHS because the A/C is getting old. Does AHS want to see maintanance records? |

Hey, Sorry about the delay in responding. Our renters moved out and we have new renters waiting to move in, so I have been crazy getting things done. I'll tell you - AHS has had someone out to fix the garage door opener, the garbage disposal, and the plumbing. I've rescheduled the dishwasher repair until Tuesday because the time frame is not working for me right now. I've paid $60.00 each time, but everything has been fixed. Could my DH have fixed most of these problems? Probably, but we both work and have a limited amount of free time. To me, it is totally worth having a professional come out and look. In regards to maintenance records, I've never had them ask. However, we had a problem with our A/C last year and DH did some research online. He read that they had denied replacement because the units were dirty and hadn't been maintained. I'll tell you, we took all of the panels off the outside unit and sprayed it off, scrubbed the inside unit with a wire brush and literally spent 3 hours cleaning our A/C. It turned out to not be necessary because the guy came in, looked at the A/C, replaced 3 parts and left. He was at our house for all of 30 minutes. If it was filthy, though, I don't know what would have happened. This happened in July in Texas and it was 103 in the house at night!!!! I thought I was going to die!!! I called on a Sunday night and they came to fix the A/C on Tuesday around 10:00 a.m. Even though I was miserable, I think that turn-around time is pretty good. My sister had a home warranty on the older house she recently bought. She and her husband debated renewing it when the year was up and decided against it. Within a week, she had a plumbing problem that cost them $2,000. Personally, I think it's worth keeping the service. I pay $42 per month to have some peace of mind. Hope it works out for you!

Hi Kim, After reading your reply about AHS not asking to see maint. records, I think I will go ahead and purchase the insurance. I still have a hard time believing that our water heater lasted for 17 years! I wish that I had known about this type of insurance when we rented this house out for 10 years. We purchased the house next to us, held it for 10 yrs. and made a HUGE profit on it, and that was when the "Bubble" was bursting. I KNOW one thing: I will NEVER have rental property again! You must be having a much better time of it than we did. I had guys who worked "on the side" for anything that could possibly go wrong. Some of the tenants would call repairmen on their own and then present me with the bill! Which were always much higher than my guys would have charged me. It was even in the lease that they were supposed to call me in the event something malfuntioned. I came close to NOT paying for the repairs, but was afraid of what the tenants might do to the house. This house is custom, on an acre of waterfront property, and the tenants were always professional people. It was just amazing to me what people would do, especially with me living next door!Thanks So much for informing me of your experiences with AHS, Lynne |
