I live in NC, but I have never been to the NC coast! My friend just got back from the OuterBanks-- she loves it there. My parents have a time share on the beach in FL. We try to tag along with them if we can sometimes. It's pretty nice. You might find it's the way to go with insurance being so high. Holly

we have the phone number to a state farm agent in Jacksonville NC. They dont' do them and referred us to an underwriters insurance co? We're now looking in the Raleigh area and looking to buy a trailer on the beach for vacationing (emerald isle), but not this year. the underwriters need an exact address before giving out a price on insurace anywhere.. I'm kind of suprised they can't even estimate what it would be.. Haynes you don't know what your missing! Emerald Isle has the greenest water I've ever seen. I swam out to where I couldnt' touch and could still see the bottom.. I fell in love with NC 2 years ago and am doing everything I can to get moved out there before ds 1 starts kindergarten. That gives us a year!

Be careful with underwritten insurance. From what I remember here, the companies were mostly out of state and not bound by certain state insurance laws (laws that protect YOU). If you can not get insurance from a company that is covered by state law, I would move slightly inland. We're in Charleston (West Ashley) and our insurance is not bad at all. We are required to have flood besides regular insurance. Our house is about $190,000 and we pay around $1,100 in insurance per year which is quite reasonable here.

You choose where to live based on the schools here. They either suck or are really good. Our elementary school is great, but for middle and high, I'm hoping to get my kids in the magnet system. The beach is about 15 miles from here and you have Folly Beach, Isle of Palms, Kiawah and Seabrook. Charleston is a more historic southern city and we've been here almost 6 years.West Ashley, where I live, is part of Charleston. I personally love it as everything is close, but then again, I will never live anywhere where I don't have a corner store within a mile. I do not do rural! We actually camped along the coast in California and Big Sur freaked me out. We got in the car to find a walmart or similar store to pick up some stuff anf we drove for over an hr and didn't even see a gas station. Needless to say that when the kids woke at 5am, we booked it out of there. Beautiful place, but not for me!
